California passed SB-197, which gave birth to the housing program California Dream for All. This program isn't available to apply for until 3/27/2023; however, the guidelines and details about the program have been released. You can verify all the info in my post here. This program is similar to the 10% down program CalFHA had last year. Like that previous program, this program only has a set amount of funds available.
What is the program?
Through shared appreciation, The California Housing Finance Agency (CalHFA) will provide 20% down payment assistance, in the form of a silent second loan. There is not a monthly payment associated with this loan; however, should you sell, refi, or transfer ownership, you will have to repay the loan they provided to you, as well as a portion of the appreciation. This loan does not turn into a grant.
- For Example -
$500,000 purchase price.
CalHFA will give you $100,000
This amount doesn't include what you would owe through shared appreciation.
What does shared appreciation mean?
CalHFA is entitled to 15% or 20% of the appreciation gained the purchase date. Whether you pay 15% or 20% will depend on your income. Per the guidelines, buyers whose income is between 80% - 150% of your county's Area Median Income (AMI) pay 20% of the appreciation. Most buyers are going to be within this range. If your income is less than 80% then CalHFA will only take 15%.

In the past weeks, i've been thinking to go to my house and search the life that i want.
A litle context before. All of my life has passed doing what my parents wants. i never take the initiative to do a something. Every time when invite me to go out, i decline the ofert. i never have a girfriend, or a passion that shinning my life, only the videogames and my laptop, where i can rest of the reality. My parents didn't help much.
My dad is a strong man, i considered a mature person in all of aspects, ecept in being dad. He treates me with love, with hugs and kiss. But he never pass time with me, never has taught me a something shit, he don't know nothing to my tastes. he's the tipical man that tkinks his tastes is the same for all peopes around him. For instance, every time when i want a something he didn't buy me, only why he didn't like him.
My mon is diferent of my dad. She taught me all of i know today. But she follows all my dad's orders.
In general, my relationship witn my parents are complicated. I don't fell happy with then around, it's like i need to susppress me to don't disturb then. I'm a corse in life. if they ask me a something, i only answer vague questions.
So that's up? why you don't talk with they and enjoy the life? Well, lets back one year to the past.
In january of 2022 i started to study software engineering. I moved to the country's capital and started living with my aunt. I saw this for a oportunity to start again, where i can enjoy the life thtat i losting in these years. i'm tired for only play videogames alone, for only study for my future. i want to live in the present a litle more.
i started to make friends, go out, in general, revive my social life. Not only that, i had plans to satrting swimming, cooking, get a job in the software industry in the second or thirt year for start off on the right foot when i'll get my degree.
Obvioulsy i know all the dangers of the word. When i go out i decline to drinking beer or something else. i never neglect my studies, I end the year whith 3.33 in the uni.
So as you must be imagining, my parents don't like the idea that i want to know the word. So they ban all of my liberty actions. Not only that, i can't do anithing that has nothing to do with study.
To finish off, my aunt is a special. she has a strong nature. She is the type of people of a big ego, She thinks she's perfect. She is the only that do all in the house because her ego can't see how another people relegate her. You can't say a something that question her because she discust with you, victimizing only for win the discusion. In resume, a person who thinks they are constantly attacking her.
Thanks to my cousing, i can't use the internet to play online or make a meeting in discord, because my cousin is "suffering", they can't play warzone under 50 ping.
There are a lot of ban that has harmed my life and my studies. So that's why i've thinking to become independent.
I have a plan, my career gives me the oportunity to get a good job early. i'm in a job with my uncle that i don't do much. My plan is save money for one year and get certifications to gain experience. Work for a scholarship. Get a friend to live together. Get a job so as not to starve.
I know if i become independent now, i lost all my family. i tried to talk with my aunt, and my parents, but it didn't work. they say me that i'll be free when i graduated, but i think that this continue for all my life if i put a stop.
So the question is, Should i become independent? Is it the only way? or the best is waiting when i graduated.

I'm curious as to what everyone thinks about remote work vs in person work. I have a pretty unique perspective working in software development but I wrote a couple pros and cons to working remote. Is it here to stay, and is it justifiable for companies?
Pros:

With Mousetrap now announced, but coming solely to console, it seems like they've just accepted that the top ranks on PC are going to be occupied completely by keyboard and mouse players. Why? What are they afraid of? Pretending there aren't tons of KBM players isn't reasonable anymore - most people in my lobbies these days are clearly not legit, and the practice seems to be so widely accepted that streamers don't even make an attempt to hide their keyboards anymore.

I just set up a new alt for indy (my single main is pvp). I have limited experience and knowledge about building modules and ships. Do NPC stations offer a manufacturing bonus*? Or does the game force you to build in corp stations?
*In the Industry/manufacturing screen, at the bottom there's a small exclamation point! right next to where the price to manufacture an item is located. When you cick the exclamation point a screen pops up showing stats, like time to cook, skills bonus, and Facility Bonus.
Which npc stations provide this bonus?

Edit: Where can I read simple explainers about building things?

Why would anyone short a company that is profitable, and only looking to become more profitable long term, and one that has over $1.3B (yes, B I L L I O N) in cash or cash equivalent in securities.
What reasoning could someone provide that would logically explain why they think this company is just about to start on a decline starting tomorrow?
How can someone truly believe that a company that has spent 2 years turning itself around while being doubted by everyone but SuperStonk is about to just start making bad business decisions and losing money now?
I know the answers, but curious to hear responses from those who are short.

Hi,
I am new to OpenWRT and managed to have my network configured as well as a guest network. Now I'm trying to put everything behind Adguard Home. I tried to follow this guide : https://openwrt.org/docs/guide-useservices/dns/adguard-home#installation
But after doing so I have 2 problems :

1. The guest network no longer have DNS access (so no internet)
2. OpenWRT doesn't have internet access (so it can't download opkg packages for example)

Adguard works only for my main network. Could someone help me to set it up properly ? I can't find how.

So if you worked in the Jersey City financial district (or pretty much anywhere in NYC and probably parts of Newark) pre-Covid you probably experience the fine cuisine provided by the various coffee carts in the mornings. You were a regular if you visited more than once, the guys had your order down. They'd remember you if you were away for a while. Years ago one of them gave me a Christmas card! The cart that used to serve my JC work neighborhood is gone, which makes me sad.
These paragons of fine dining have a variety of cinnamon roll I can't find anywhere else. Bigger than a Dunkin' coffee roll, dense, sometimes a tiny bit undercooked in the very middle. They're the kind of thing you can only eat on a Friday when you have nothing going on because you're going to go into a carb-induced fugue and it will be worth it. I always meant to ask "my" guys who their distributor was but I just didn't, and now I've lost the chance.
I've Googled various combos of "coffee cart distributors" and "food service" etc., but so far nothing. Does anyone know where NJ/NY area vendors get this stuff, and if they sell retail? Seems impractical to get a vendor license just to have my own supply but on the other hand, you gotta do what you gotta do.

Hi all,
I've been playing around with my Surface Pro 3 but have some issues with re-installing Windows again.
Initially i tried recovering using the Surface recovery image booting via USB. Unfortunally this didn't succeed as it gaves me all kind of errors. Finaly found some instruction on the internet advising me to delete all partitions (incl the recovery).
At this time i'm again trying to recovery using the recovery image however when starting the recovery it states that there is no partition (which is correct as i deleted them). Afterwards i've created a new partitions using the diskpart in command prompt and tried formated the disk with the fat32 file system format but that failed due to the disk size?
Tried recovery from the cloud, this states that the pc must keep connected but it end up in the initial recovery screen (with troubleshooting and turn off pc options).
Any additional options i could try?

Are there any databases that provide robust email tracing? I just ran some scammer gmails my father is getting through IRB and getting zip. He's a senior w/ some cognitive decline and I'm trying to prove to him that some senders of these messages he's receiving are not legit. Anyone use Tracers? Any good? In general my PI firm doesn't do much skip tracing but once in a while need to locate a phone number. Any database recs for that? We've been using IRB, which sometimes just gives a handful of phone numbers in no particular ranking so we wind up calling them all w/ fingers crossed that one of them is it. Thanks.

My cost basis for GameStop is significantly higher than its current market price due to my poor risk management. It stands at around $39, while the current market price is approximately $18. However, instead of selling closer to the money to collect more premium, I have had success with covered calls on these shares to cover my cost basis over the course of 2022 and part of 2023. Although it is a risky play as I am collecting a small amount of money for a high number of shares (17 contracts), I remain bullish on GameStop in the long term and am willing to accept a smaller return rather than risk having my shares called away from me for a loss. I've been receiving bills from the ambulance company for the balance (just the coinsurance and the ancillary items above) every month for the last year. Everytime I call UHC and tell them I'm receiving balance bills and they tell be I shouldn't be. They say they'll look into it. Every now and then the claim will be reprocessed with the same result. Eventually I got put through to a claims specialist who essentially said...

Billed separately for supplies. Determined that these charges should not have been charged. Apparently it was determined that it needed to be appealed. I'll investigate and call within a week.

She called me today and said that the claims department has determined there is nothing they can do and told me that I can appeal.
But no one is really telling me what the hell is actually wrong and how I can fix it. I reckon if I submit an appeal the same result will occur with the same denials.
So really my questions is: What could have happened here? How can I fix it? Who do I contact for the next move? The provider for incorrect billing? The insurance company for incorrect processing?
Or should I just pay the bill and send it to my travel insurance company who has already covered the rest of my OOP costs from this incident.

Jonathan Nelson, senior digital marketing manager of growth for the American Marketing Association, said marketers are experimenting with ChatGPT to write articles, including optimizing them for search engines, though they're not yet publishing those items.
"You have AI write a 1,000-word article, and then go through and edit it to make it sound human again," he said. "It's a framework for articles."
Jeff MacDonald, social strategy director at ad agency Mekanism, said he uses generative AI to brainstorm images for illustrators and designers. He also uses it to scrape TikTok comments and analyze reactions, ideas, and similarities and differences between brands.
